The Curtis R. Priem Experimental Media and Performing Arts Center (EMPAC)

Location: Rensselaer Polytechnic Institute (RPI), Troy, New York

Architect: Grimshaw Architects

The building is built on the sloping side of a hill at the Campus and consists of multiple special spaces including 1200 seat Concert Hall, 400 seat Theatre, multiple Studios, Artists Workplaces and Public Areas. LBE performed the Electrical, Fire Safety and Security system design in conjunction with the building and Owner requirements. The electrical service is fed off 2 -13.2 kV service from the campus Substation plant into 2 double-ended distribution switchgears. Each switchgear is provided with a 3 megawatt forced air transfromer into draw out type circuit breaker/distribution boards. The distribution comprises of multiple power schemes for the following: Normal 480v and 120/208v, Performance 480v and 230v, Isolated 120/208v, Emergency 480v and 120/208v. Distribution and panelboards are located throughout the venues and electrical rooms/closets in the building. The emergency systems are powered by an onsite 1 megawatt 480v Diesel Generator, Transfer Switches and distribution/panelboards. The entire building is provided with smoke detection, Voice evacuation Fire Alarm System. The system is designed with the capability of isolating Venues when special performances are conducted. The building is further protected throughout with CCTV surveillance, Card access and annunciation systems.


25 Bond

Location: 25 Bond Street, Manhattan

Architect: BKSK Architects

This 8-story, nine unit, 70,000 square foot ultra luxury condo building was designed by BKSK for Goldman Properties rests between Bowery and Lafayette Street in NoHo. Completed in 2007, the building systems including water cooled chillers connected to rooftop cooling towers that serve 4-pipe fan coils units. The building has two roof-top pools and a lower level parking garage. The building’s developer, Tony Goldman of Goldman Properties, has said of the property: "There are periods in time when New York City has produced great buildings and now is one of those times. For us, it's a privilege to be part of this moment, adding stately beauty to downtown."


atlanta building

The Atlanta Building

Location: 25 North Moore Street, Tribeca

Architect: Richard Cook and Associates

This 17-story building was converted in 2001 from the Merchants Refrigerating Company building, a cold storage warehouse, built originally built in 1924. This 47-unit loft style apartment building is the tallest building in Tribeca and is located in the Tribeca Historic District. The building is heated and cooled through a full water system. The building has specialty hi-tech wiring that allows the owners multiple options regarding television, IT, and audio/visual.


Thompson LES Hotel

Location: 190 Allen Street, Manhattan

Architect: Rawlings Architect

This 19-story, 110,000 square foot mixed use building houses 70 boutique style hotel rooms, 25 condo-hotel units and nine luxury apartments. The building’s unique features include the 7th floor bar, Above Allen, the 3rd floor outdoor pool and lounge and famous Shang restaurant. The building is served by water-cooled chillers and four-pipe fan coil units. The luxury amenities are complimented with the extensive electrical wiring and lighting design work. As described on the hotel web site: “the hotel embodies the ultimate in clean industrial New York with timeless modern style.”


Historic Front Street

Location: Front Street and Peck Slip, Manhattan

Architect: Cook+Fox Architects

This project entails renovation of approximately 140,000 square feet throughout five existing buildings and construction of 3 new buildings for a total of 95 rental apartments. The heating and cooling systems are provided utilizing multiple standing column wells and geothermal heat pump units. The geothermal water reduces use of electricity and increases the efficiency of the heat pump units. Additionally green roofs are installed on select buildings to first reduce roof heating and cooling loads and also to reduce storm water runoff. Photolvoltaic cells are installed on the roof of 213 Front Street integrated to assist in powering lighting fixtures in the common spaces.


Palazzo Chupi

Location: 360 West 11th Street, Manhattan

Architect: Hut Sachs Studio (HS2 Architecture)

Quickly identified by its bright “pompeii red” exterior, this 17 story square foot controversial West Village building was designed extensively by renowned artist and owner Julian Schnabel. The building houses a 44’ foot long sky-lit pool as well as hidden underground parking. Each of the residences are unique in design as well as extensive ceiling heights and large units. The main building systems are four pipe fan coil units supplied by water-cooled chiller with radiant floor heating. The building includes extensive wiring and lighting design that are consistent with the artistic design of the building.
